Getting your home ready for a Kansas winter
A manufactured home runs its water lines underneath the floor, in the open air beneath the home, rather than inside heated walls the way a site-built house does. That one difference is the reason this list exists. An hour of work in October is cheaper than a plumber in January.
Start with the skirting
Empiece por el faldón
The skirting around the bottom of the home is not decoration. It keeps the air under the home from swinging with every gust, and that space is where your water lines live. Walk the whole way around and look for panels that have come loose, cracked, or been knocked out over the summer. Fix those before the first hard freeze, not after.
Heat tape is the one that matters most
La cinta térmica es lo más importante
Heat tape is the electric cable that runs along your water line and keeps it above freezing. It is also the single thing most likely to save you a burst pipe, and the single thing most likely to start a fire if it has gone bad. Check it every fall before you plug it in.
- Look along the whole length for cracked or brittle insulation, bare wire, scorch marks or a frayed cord.
- If any of that is there, replace it. Do not tape over it or splice it.
- Plug it into a GFCI outlet — the kind with the test and reset buttons.
- Do not let the tape overlap itself unless the product’s own instructions say that is allowed.
- Follow the instructions printed on the tape you actually bought. They differ between brands.
Disconnect the garden hose
Desconecte la manguera
A hose left screwed on holds water against the faucet, and a freeze-proof faucet cannot drain with the hose attached. It is a thirty second job that saves a split spigot.
Go find the drafts
Busque las corrientes de aire
Pick a windy day and run your hand slowly around the edges of every door and window. Where you feel cold air moving, that is where to add weather stripping. Caulk the gaps around window and door frames, along siding joints, and around the dryer vent. A draft stopper at the bottom of an exterior door does real work, and a rolled towel does most of the same job for nothing.
Let the heat actually move
Deje que el calor circule
Pull furniture off the heating vents. A couch over a floor register makes the furnace run longer to heat less of the house. Change the furnace filter while you are thinking about it — a clogged filter does the same thing.
One that is not about the cold
Una que no es por el frío
Press the test button on your carbon monoxide detector. Winter is when the house gets sealed up and the furnace runs hardest, which is exactly when a bad detector matters. If you do not have one, get one before the weather turns.
If a pipe freezes anyway
Si aun así se congela un tubo
Shut the water off first, at the main, so that a line that has already split does not flood the place the moment it thaws. Then call a plumber. Do not thaw a pipe with a torch, a propane heater, or anything with an open flame — that is how a frozen pipe turns into a house fire.
Not sure whether something under your home is yours to maintain or ours? Call us at (620) 359-2801 and ask before the weather turns. We would rather answer the question in October than get the call in January.
