Every open home site at Prairie Ridge Estates comes with a concrete pad already poured and utilities run to the lot. You are not starting from bare ground. The streets through the park are paved, and there are mature shade trees across most of the property.

Most sites run about 60 by 100 feet, with some closer to 50 by 100 and a few odd-shaped ones. That is room for a single-wide with space on both sides and parking.

What it costs to be here

Lot rent is $300 a month. Utilities are not included — you set up electricity, gas, water and trash in your own name, which means you pay what you actually use rather than a flat charge set by us.

We rent the ground. The transport itself — hauling, permits, setting and blocking the home, tie-downs, hooking up to the utility stubs — is arranged between you and your mover. A licensed manufactured home transporter will know what the state and county require and should quote you on all of it. Ask them for that in writing before you commit.

The park sits on the north side of Wellington on N H Street. Groceries, the schools and the emergency room are a few minutes away. Wichita is about 36 miles north, roughly 40 minutes up I-35, and the Kansas Star Casino in Mulvane is about 25 minutes by US-81.
